A Grade II listed house and cottage with a converted barn in its grounds has come up for sale in Stansfield, near Sudbury, for £950,000.
Plough House and Plough House Cottage are for sale as one lot, but a spokesperson for selling agents Jackson-Stops says they can be lived in separately or incorporated into one big home.
The house, which is constructed of timber and plaster, dates back to the 16th century and is thought to be the surviving part of a much larger property.
In recent years, the house, cottage and barn, which sits within the grounds, have all undergone a comprehensive renovation, sympathetically improved and modernised to create flexible living space - while still remaining in keeping with the building's style and age.
The main house is accessed by a porch from the front driveway, which leads into a good-sized drawing room with a high ceiling and windows to the front and side – including one that was only discovered during the renovations.
Other highlights include the room’s pamment-tiled floor, large inglenook fireplace with a bressummer beam over the top and a log burning stove and alcove – as well as extensive timber beams on the ceiling, which are particularly noteworthy.
From here a door leads to a dining room, which has a hatch to the breakfast room and sits over the old barrel cellar, which can be accessed by a set of steps from the sitting room. The dining room could be used as is, or perhaps be repurposed as a study.
The ground floor also provides a modernised shower room, cloakroom and semi-vaulted kitchen and breakfast room, the latter of which forms the timber-clad, single-storey extension at the side.
This was substantially rebuilt as part of the renovation work and now boasts an excellent range of wall and base-mounted units, as well as an electric oven, base-level ovens and enough room for a breakfast table which, once in situ, would enjoy lovely views down the garden.
Two comfortable double bedrooms are located on the floor above, and both have been restored to reflect their original grandeur. Aesthetically, the house is very distinctive and characterful and features a steeply pitched roof and exposed crown post over the master bedroom.
There is also a spacious family bathroom located off the landing.
Plough Hill Cottage is accessed through a door from the drawing room in the main house, which leads into a rear hall and then into the cottage's own sitting room.
Although this is of the same era and construction type as the rest of the main house, it was built as a later, red-brick, clay-roofed, single-storey extension, which was attached to the north of the property.
The current owners re-discovered it during the renovations and subsequently created a mezzanine bedroom on the first floor, which now overlooks the cottage dining room.
The sitting room is just as well-fitted as the rest of the house, and features an inglenook fireplace and log burning stove, and the cottage kitchen/breakfast room is well-fitted too, with a modern kitchen suite and an original fireplace which now houses a log-burning stove.
The cottage dining room has a vaulted ceiling and a new staircase, which leads up to a galleried mezzanine on the floor above, and there is also a good-sized ground-floor double bedroom and a family bathroom.
To the side of the cottage sits a studio extension, which is weatherboarded and overlooks the front garden, with two sets of French doors leading out to the rear. It would make an ideal hobby room or home office.
Outside, there is a long gated driveway, which leads to the front of the house, and a good-sized and private garden which sits to the front of the cottage and leads around to the rear of the house.
The rear garden extends down the hill and is mainly laid to lawn, although it also includes a terrace and pergola as well as shrub and flower beds and a good selection of specimen trees. There are also lovely views over the neighbour’s horse paddock.
Also included in the sale is a garage and a link-detached period barn, which has been sympathetically converted and fitted out with underfloor heating and double glazing.
It is currently used as a recording studio but offers huge potential for other uses, including as a home office, party barn or even further annexe accommodation. It’s already fitted with a kitchenette and cloakroom.
